A development of 40 new family homes is set to regenerate a brownfield site in central Bournemouth.
BCP Council has given the green light for the affordable housing scheme on a vacant plot of land off Christchurch Road at Lansdowne.
It involves demolition of the rear part of a former bingo hall on a plot to the rear of Lansdowne House, although this property is not part of the development.
The scheme will transform the site – breathing new life into the area, delivering much-needed homes with gardens in a highly-sustainable location and boosting the local economy through construction and increased footfall when complete.
Ken Parke Planning Consultants (KPPC) is providing planning advice for Poole-based SME housebuilder AJC Group on the development, which has been designed by ARC Architecture.
This has included pre-application negotiations, consultation, planning application submission and ongoing planning support.

The plans took into account feedback during consultation and pre-application discussions with the local planning authority.
There will be 40 highly energy efficient homes – including 32 houses and eight apartments – with access, landscaping and infrastructure.
Private gardens, green space, a community allotment, landscaping with additional tree planting will improve the appearance and biodiversity of the predominately urban area.
The development will be within walking and cycling distance of essential amenities and transport links in the town centre. It will have 20 parking spaces and EV charging as well as a sustainable drainage systems (SUDS).

ARC Architecture is an award-winning practice based in Christchurch which covers the south west, including the BCP area, Southampton and Winchester.
