The Concept
Our client had been successful in purchasing an entire street block of shops with flats above which offered the opportunity of a larger scale regeneration project. The existing buildings are untidy and run down as a result of being altered individually over the years.
The Planning
The architect and Ken Parke worked up a mixed use scheme comprising 8 retail units and 51 flats. The planners refused the scheme for being too big and thus harmful to the character of the area.
The Reality
However, Ken successfully argued at appeal that the development was a rare opportunity which was well considered and designed so that it would not cause harm. It was also successfully argued that the councils request for Transport Contributions was wholly unreasonable thus saving our client in excess of £60,000.
