A major development of 26 luxury apartments on a challenging site in a clifftop location in Bournemouth was approved through KPPC Ltd.

Bournemouth, Christchurch and Poole (BCP) Council gave planning permission for demolition of an existing building and construction of the six-storey complex in Manor Road on East Cliff.

KPPC Ltd led on the design and planning for the Radcliffe Court development since its outset, seeing it through from concept to reality.

Its role has included pre-application negotiations, gaining planning consent, commissioning reports and advice.

The site – in a landmark location in a Conservation Area overlooking one of Bournemouth’s busiest beaches – included a number of challenges, planning policies and matters to consider.

It has been a complex project which included being able to justify demolition of an original Victorian villa in the East Cliff conservation area and successful defence of a high court challenge against the original planning permission obtained by KPPC.

The Art-Deco style complex – being developed by Dorset-based Hartdene Homes – features a mix of two bedroom, three bedroom, maisonette and penthouse apartments.

There are two cycle stores with room for 30 bicycles plus four visitor spaces, lifts, landscaping, gardens and a terrace.

It was designed by DOT Architecture with bespoke interiors designed and specified by Jigsaw Interior Architecture.
