The government’s updated National Planning Policy Framework (NPPF) has come into force following consultation from December 2025 to March of this year.

Some of the headline grabbing policies have included a ‘default yes’ for housing close to well-connected train stations along with minimum density expectations, support for AI Growth Zones and a distinct category of sites comprising around 1,500 units or more.
